Rock Ledge is moving through a multi-step approvals process, including Planning Board Site Plan and Special Permit AND SEQR reviews. The developer also seeks a variance, or exception to the zoning law, as detailed in the FAQ’s. The requested variance will NOT increase the allowable number of eight adaptive reuse units; but will allow six of them to be in the larger Manor House and only two of them in the Stone Barn.

The Planning Board is the Lead Agency for a coordinated State Environmental Quality Review Act (SEQRA) review, which must be completed before the Planning Board and Zoning Boards can make their permit decisions.

As part of the review process, comments from the Planning Board and their consultants and the public have been received and are being responded to. Residents have asked, for instance, whether the property will be physically gated (it won’t) and whether a traffic circle could be created to manage traffic. (A traffic circle is not planned because it would require extensive clearing and would be out of character with the area and Rock Ledge’s preservation standards.)

While the Planning Board is making its SEQR determination, water, sewer, environmental, road permitting and other approvals will be concluded.
